THE PROFESSIONAL DIFFERENCE
Leasing or placement cost -To qualify and place a tenant in your property, we require one full month’s rent on lease terms of 12 months or greater. This includes application submission, background screening, credit report and personal interviews with applicants. We like you want the best candidate in the property; better tenants equal fewer issues.
The cost to manage your property monthly is 10 percent of the gross monthly rent collected, which covers the comprehensive services we provide, including collecting and paying out rents, lease enforcement, handling repair requests, performing inspections, record keeping, and annual 1099 processing . We only collect the management cost when rent is collected. You do not pay if your property is vacant.
Repairs and maintenance
Houses break and need to be repaired. Our Property Managers evaluate the repair request first eliminating the standard cost of “rolling a truck” fee normally associated with investment leasing. Since overseeing a project is basically General Contracting we require a 12% markup on all repairs agreed to by the Landlord.
Occasionally a unique situation presents itself to a landlord. Be assured that you Property Manger will discuss options for the repair and the cost involved.
