    Leasing or placement fee. To place a qualified tenant in your property, we charge one full month’s rent on lease terms of 12 months or greater. Multi year leases are included in this base amount.

    Monthly Management

    Our charge to manage your property is 10 percent of the gross monthly rent and fees collected, which covers our comprehensive services, including collecting and processing rents, lease enforcement, handling repair requests, performing inspections and keeping records. We only collect the management fee when rent is collected. You do not pay a fee if your property is vacant.

    Repairs and maintenance

    Houses beak and need to be repaired. Since overseeing a project is basically General Contracting we require a 12% markup on all repairs agreed to by Landlord and Property Manager.

    Occasionally a unique situation presents itself to a landlord. Be assured that you Property Manger will discuss options for the repair and the cost involved.
